Real Estate Tanzania Zanzibar Property, Lands and Plots

Western economies are stagnant whilst Africa, Tanzania has a fast growing economy.

Everyone is coming to Tanzania with its peace and stability and fast growing economy and if you have any investment sense than Real Estate in Tanzania and Zanzibar Properties, Lands and Plots would be quite a safe bet is my personal opinion.

Real Estate Tanzania Zanzibar Property, Lands and Plots

Real Estate Tanzania Zanzibar Property, Lands and Plots

One has to speculate to accumulate!!!

Everyone is at it, getting their fingers into the Tanzania Zanzibar Real Estate and Property Markets, not just the Westerners, we have the Chinese and of course the Arabs even South Africans and Kenyans all investing into the Tanzania property land and plots pie, commercial and residential real estate markets.

Tanzania Real Estate Property Markets poised for strong growth.

Demand for high quality commercial and residential property continues to grow across Africa on the back of the continent’s sustained strong economic growth and rising wealth.

Tanzania real estate market has projected that the demand for office, retail and industrial real estate in the capital city of Dar es Salaam will remain strong.

Demand is alot higher than supply……

According to the World Bank report on Tanzania mortgage market, total mortgage bank lending had increased by 46% in 2013, and the housing demand is expected to grow even more rapidly, therefore, other investors are encouraged to become stakeholders in similar projects.

According to National Housing Corporation (NHC) strategic plan for 2010/11-2014/15, the current housing deficit in Tanzania is estimated at three million units and growing at a rate of 200,000 units per annum.

The problem is more pronounced in urban areas where the urban population has grown from 14.8% in 1980 to an expected 46.8% by 2015.

This is a Zanzibar Investment Promotion Agency (ZIPA) approved project with a valid Investment License for the year 2014, and includes a full registered company with a surveyed plot and land lease with professional approved architect drawings by the famous architect Anthony Folkers (Folkers, Wilkes and Van Buitan- Architects) and it is a gold mine on a silver plate.

Asset Description

This area is desirable due to its well developed infrastructure on site and in the whole area, (it is operational doing local business as you can see from the above video) a good tarmac road to the site only 20 minutes drive from the Stone Town and harbour and within easy access to beach and tour routes, main power line electricity is already available and sweet water through 3 wells is running, climate and environment is excellent favoring fast growing vegetation, new businesses and institutions, governmental and private offices are opening up down the road, plenty of labour and raw materials and supplies are available locally and the surrounding areas population has a bigger mixture of cultures who are more open to modern touristic development projects compared to some other parts of the island, plentiful of small wildlife and birdlife exists on the plot and we are not restricted to noise levels controls being in a commercial area.

The project will have more than enough space with over 20 acres.

Precipitation and soil conditions favor fast growing and lush vegetation.

Development has already begun, and fencing, walls and roads have been constructed including drainage and sewage, including all the following assets.

The 20 acres of land is enough for any future developments.

There is enough land around the site for Future expansion.

There is no Golf Course on the Island for example. If the right partners were found in the future to invest with the current sponsors, a professional “golf course” on the Island would be a goldmine, or perhaps a “casino”.

Infrastructure

Zanzibar International Airport (ZNZ)

The airport has a 2,462m runway that in 2001 handled 68 342 international passengers in 1 795 movements (42 633 were non-scheduled services). The domestic passenger services handled 90,910 passengers in 2001 (77 224 passengers in non-scheduled services) by a total of 1,036 aircraft movements.

The design process for extending the runway to 3 000 m (US$ 2 million investment) and resurfacing the existing runway (US$ 2.4 million) are expected to be completed by the end of 2004. (World Bank). Civil work is currently taking place.

The terminal building is now being designed so as to separate domestic and international traffic and to plan for an overall upgrading.

EVENTS ARE ALREADY UP AND RUNNING ON THE SITE AS YOU CAN SEE IN THE BELOW VIDEO

Project Concept / Idea.

Zanzibar is one of the fastest growing tourist destinations in the world. Its beaches are lined with resorts, hotels and marine centres. The famous Stone Town is full of galleries, guest houses, restaurants and boutiques. The beautiful countryside however is completely devoid of any development.

What is lacking in the recreational package offered to both tourists and Zanzibar residents is a good club with sports- and entertainment facilities of adequate size.

The proposed Botanic Country Resort aims at filling in these gaps: a large entertainment centre with various associated facilities in the middle of the countryside.

This development has been initiated by ZanzibarMagic Company Limited.

Zanzibar is a new destination in the tourist market. Only in recent years has it opened itself to tourism.

Due to its geographical position it was for hundreds of years a cosmopolitan central place for commerce between Alexandria and the Cape of Good Hope. Sailors, Pirates.

Explorers and Commercial travellers from all over the world came here. The Island offers plenty of interesting historical sites, including the Stone Town which is under UNESCOS list of protected heritage sites.

Travellers have a craving to experience a new unique travel destination where very few people have travelled before.

We have the experience and knowledge of the Islands environment and are acquitted with the service including having personal contacts and an understanding of the culture on the Island.

People would buy the service / product as we would offer a genuine authentic service rather then the mass tourism product being offered by the competition.

Customers would get their moneys worth by being able to “see” and “do” a lot more on the tours arranged by the resort, as we are locals on the Island and know all the corners where normal tour operators would not venture too.

Everyone is building on beaches and some are facing erosion and rust, we are building in the interior, almost rust and mosquito free, safari villa type rooms, larger and traditionally designed, an entertainment area to hold a good 1000 people surrounded by restaurants and bars, shopping arcade and forest/spice plantation under the stars to cater not only to visitors but having the locals in mind too, adding value to customers experiences from where ever you come from

On site, direct access to large variety of services. Quality affordable accommodation, shopping arcades, sport with alternative health and healing training academies providing tuition and classes. Night and day entertainment, leisure activities and a children’s adventure playground and squash court complimented by an in-house travel bookings and reservations agents- Botanic Zanzibar Tours and Safaris.

It will be unique and value for money apart from offering the only golf range on the island, including a health spa that will heal incurable conditions experienced by us humans more and more so it seems, swimming pools, tennis, fitness center and basketball/volley ball, badminton shall also be available including billiards, darts and other table sports.

Mount Kilimanjaro Tanzania Mountain Climbing

Mount Kilimanjaro Tanzania Mountain Climbing

To be honest Climbing Mount Kilimanjaro is not a cheap holiday!

Mount Kilimanjaro Tanzania Mountain Climbing

Mount Kilimanjaro Tanzania Mountain Climbing

Mount Kilimanjaro Tanzania Mountain Climbing

Of course you try to save money where you can. The temptation is big to go hunting for the cheapest Kilimanjaro climb.

DON’T! Do not start your search for a Kilimanjaro climb by looking at the cost first. If you do, you may end up paying the ultimate price, or someone else may have to pay it for you… Prices between operators do vary wildly depending on the quality/experience/expertise from $1000 to $4000 and above.

(There are some operators advertising cheap Kilimanjaro climbs that cost below $1000. Don’t go there… Actually, don’t go below $1500 including transfer, and accommodation. You’ll see why…)

Be sure to get a good company – watch out for Kili Cowboys, make sure prices include Park Fees and they use proper porter/guide ratios, operate under Kilimanjaro National Park regulations, with Company of long established and have a good reputation.

Kilimanjaro porters are not usually employed permanently. Some quality responsible operators have teams of porters that they use on all their climbs, but most porters freelance.

They may walk to the National Park gate every day, sometimes for many miles, hoping that someone will be looking for porters.

That’s where many budget operators pick up their porters. Budget operators do not pay their staff well, in some cases not at all. Kilimanjaro porters don’t have many options. There are many more porters available than needed, and they are all desperate for work.

A porter on a budget Kilimanjaro climb may not get paid at all by the company. Those porters rely solely on your tips to feed their family.

Correspondingly you will be expected (and if needed hassled) to pay much higher tips than you would on a quality climb. Your porters will likely still end up with less money in their hands, since few climbers are aware of this.

(And if you pay all tips to the guide to distribute, the porters may see little if any of the money. A responsible climb operator will have tents and equipment not only for clients, but also for staff.

That costs money.

Carrying that equipment up and down the mountain needs extra porters. That costs money.

Feeding the porters in a way that actually sustains them during the climb also costs money, both for the food itself and for carrying it up the mountain.

Every year several Kilimanjaro porters die, but you won’t hear about it. They die of exposure (freeze to death), a result of the insufficient clothing, shelter and food supplied to them during the climb.

Also, was it really such a great buy if you then fail to make it to the summit? Would you really feel good to know that children have to go hungry or aren’t able to continue their education, just so you could save a few bucks?

I didn’t think so.

Make no mistake: very, very few operators pay or treat their porters fairly. Some of the big, well known outfitters are amongst the worst. Don’t assume just because someone is mentioned in a big guidebook they must be doing the right thing. More often than not they don’t.

Book a cheap Kilimanjaro climb and you are fully supporting the shameless exploitation of the very people who make it possible for you to climb Kilimanjaro at all, the Kilimanjaro porters.

For more information on the plight of porters on Kilimanjaro, and for information on very worthwhile projects that are trying to improve the situation.

Few tourists are aware why the cost of climbing Kilimanjaro is so high and where the budget operators cut corners to drop the prices.

Let’s look at where your money actually goes, what you pay for, and why. Several hundred climb operators are competing for business on Kilimanjaro, which has resulted in a cut throat price war.

Good for you, you may think… Drops the prices…

Well, sure, it does, but at what cost? If operators drop prices they also have to cut expenses to stay profitable.

The steep (www.tanzaniaparks.com) are something that nobody can change. For a six day/five night camping trek you pay $695 in fees alone and this is per person. So where can operators save? And how does it affect you.

You want to book a climb that is run by mountaineers, people who understand mountains, who understand the risks and know how to manage them. People who care about you, about how much you’ll enjoy the trek, about their staff and about the mountain.

You will not find those people for $1100. In fact, you won’t find them for under $1500. For a six day Kilimanjaro climb, booked in advance, that is the absolute minimum cost that you should budget for, and you will be sacrificing quality of experience at that level (e.g. you will be climbing on a more crowded or less scenic Kilimanjaro route).

Kilimanjaro climbs that cost less are guaranteed to cut corners. But not every climb above $1500 is guaranteed to be a quality, safe one! Not by a long shot. You better do some thorough research if you want to book in that range!

There are other factors that determine the final cost of your Kilimanjaro climb and that allow you to save some money.

The larger the climb group, the lower the price per person. There are operators who put over 20 people in one group. Add to that at least two porters per person, cooks, assistant guides and guides…

And you have a whole army trekking up that mountain! I think I’d rather spend a few dollars extra…

A private climb with two people is very expensive, but a group of up to twelve people is bearable and affordable. At least that’s how I experienced it. I was a school Teacher before with a long experience of becoming a Tour Operator. I can write and write but the truth remains.

What will also determine the overall cost is the route you’ll be taking. The more scenic and less crowded routes are more expensive. That’s discussed in the section about Kilimanjaro climb route. So $1600 is probably a half decent climb up the Machame route, but you won’t be finding that on the Lemosho route.

And last but not least, booking from overseas is more expensive than booking when you contact me direct.

BUT, you have the piece of mind of knowing when your trek will depart, that it will indeed depart, and you have the time to do research and ensure you are with a responsible and reasonable Tour Operator.

Tipping Guidelines (www.tanzaniaparks.com)
Chief Guide $20 per day
Assistant Guide $15 per day
Cook $10 per day
Porter $5 per day

Tips should not be dependent on whether you summit or not but rather whatever they were professional and had your best interests in mind.

If your guides and porters have not met your expectations please inform Tanzania Safaris Zanzibar Travel immediately and don’t feel obligated to give a tip. If they press you for a tip during your trek inform Tanzania Safaris Zanzibar Travel as well as this is against company policy.

Mount Kilimanjaro Tanzania Mountain Climbing

Here below is Tanzania Mount Kilimanjaro reasonable climbing rates to make sure the price cover Governments entrance fee, Concession Fees, Camping fees, Crater service fee, Hut fees, climbing rescue fees, Mountain Guide fees, Porters fee, Cook fees, Lodge bills where applicable, and all tax bills.

Mount Kilimanjaro Climbing Marangu Route 5 Days, 4 Nights

Mount Kilimanjaro Climbing Marangu Route 6 Days, 5 Nights

The Marangu Route is also known as the “Tourist Route” and the “Coca-Cola Route.” This is because Marangu is the most popular route on the mountain, and thus is considered “touristy”, and because the route is the only one that offers sleeping huts.

Marangu is the easiest route on Mount Kilimanjaro. It’s ascension profile is very gradual and steady, allowing for painless trekking for most of the way. However, due to its reputation as an easy route, Marangu is often selected by unprepared, inexperienced climbers.

Correspondingly, only about 45% of the people actually make it to the Uhuru Peak. The trek begins in the south-east area of the mountain at Marangu Gate. The route takes five days minimum to complete, although six days is more practical and recommended.

The sleeping huts along the route are structures with a dining hall and bunk beds, equipped with mattresses and pillows.

The descent is done on the same path, contributing to Marangu’s overcrowded feeling. It is a cheaper climb as well, do to the close proximity of the gate to Moshi, the gateway town, and because it is a shorter route.

Scenically, Marangu is not a desirable route compared to all the other routes because it confines climbers to one area of the mountain, thus limiting the variety. However, Marangu has the best trail in the rain forest section of the trek. Of course, there are still great views of the Mawenzi and it’s equally spectacular for everyone at Uruhu.

Marangu is ideal for those who are not confident in their ability to hike over steeper paths. It’s also attractive for those who do not want to sleep in a tent.

Marangu’s huts offer shelter and warmth against the weather so it is a decent choice when climbing during the rainy season. Marangu is for those who want to spend less on their climb, and do not mind crowds.

Marangu route
Duration of climb: 5 – 6 days

The Marangu route is one of the most popular routes to the summit of Kilimanjaro. This could partly be as a result of the fact that the Marangu is the least expensive route, but more so, perhaps the fact that it is possible to do the Marangu route in 5 days, thereby getting to the summit one day earlier compared to the Machame route.

This is not always the best way, due to a shorter acclimatization period.

The Marangu route does however offer you the option of spending an extra acclimatization day on the mountain. This extends the route into a 6-day trek, greatly increasing your chances of success.

Shared hut accommodation on the Marangu route forms one of the main differences, compared to the other routes. It offers you the relative luxury of being able to sleep in huts along the entire route. Mineral water, soft drinks, chocolates and beers are also sold at all the camps on this route. All your equipment and supplies are portered and a cook prepares all your meals.

The main itinerary difference between the Marangu 5 day and 6 day routes is the additional acclimatization day at Horombo Hut.

Mount Kilimanjaro Tanzania Mountain Climbing

Mount Kilimanjaro Climbing Machame Route 6 Days, 5 Nights

The Machame route is our most successful and popular hiking route on Mt. Kilimanjaro, mainly as a result of the following two important factors:

On day 3 of the hike the topography of this route, allow you to climb high and sleep low – when you start from Shira camp (3 847m) hike up to Lava Tower (4 642m) and then down to Barranco camp (3 984m) to overnight.

The summit attempt path from Barafu camp has less loose scree (rocks) compared to the summit attempt path from Kibo Hut, making it slightly easier to reach the crater rim.

Mount Kilimanjaro Tanzania Mountain Climbing

Mount Kilimanjaro Tanzania Mountain Climbing

Mount Kilimanjaro Climbing Lemosho Route 6 Days, 5 Nights

LEMOSHO ROUTE

Duration of climb: 6 – 7 days

The Lemosho route is an unspoilt, remote, little used and beautiful way up to the Shira Plateau. The route is one of the few where groups may be accompanied on the first day by an armed ranger, as the forests around the Lemosho Glades are inhabited by buffalo, elephant and other wildlife.
The minimum duration for the Lemosho route is 6 days, however we strongly recommend hiking the route in 7 days. The additional 7th day will give your body more time to acclimatize, reducing the effects of altitude sickness and give you more time to rest before attempting the summit.

Mount Kilimanjaro Tanzania Mountain Climbing

Mount Kilimanjaro Tanzania Mountain Climbing

Mount Kilimanjaro Climbing Rongai Route 6 Days, 5 Nights

The Rongai route ascends Kilimanjaro from the north-eastern side of the mountain, along the border between Kenya and Tanzania. This route retains a sense of unspoilt wilderness and offers a different perspective on Kilimanjaro by approaching it from the north.

The topography of the route does not allow for the application of the climb high and sleep low principle and hikers generally suffer more from altitude sickness on the Rongai route compared to other routes (an additional acclimatization day is highly recommended on this route). The Rongai route use the scree summiting path from Kibo hut to Gilman’s point and descend via the Marangu route.

The main itinerary difference between the Rongai 6 day and 7 day routes is the additional acclimatization day at Mwenzi Tarn.

Mount Kilimanjaro Tanzania Mountain Climbing

Mount Kilimanjaro Tanzania Mountain Climbing

Mount Kilimanjaro Climbing Umbwe Route 6 Days, 5 Nights

The Umbwe Route is the least used, least crowded route on the mountain. For good reason, it is also the most difficult route on the mountain. Umbwe is a steep, constant, straight climb to Uhuru Peak.

Umbwe is mostly avoided because the ascent profile does not give climbers much time to adjust to the altitude. The success rate is very low. The route takes six days minimum to complete, although seven days is recommended.

The descent is down Mweka, on the south-east side of the mountain. Umbwe is not as scenically varied as Machame, Lemosho and Shira, because the path up and down are nearby.

The Umbwe is ideal for those who want a challenging climb, and are very confident in their ability trek over consistently steep slopes.

Also, Umbwe is for those who are experienced at altitude and thus are confident that the punishing schedule of Umbwe will not impede their ability to adjust to altitude. Umbwe is also for those who want a secluded hike.

Budget camping safari involves travelling with all your camp equipment, your guide and possibly a cook in your vehicle with you. Once you get to camp everyone helps cook and set up.

This is economical and fun, but does mean that you spend valuable time in the evening organizing your camp and food when you could be out on game drives.

These services typically use the less expensive shared or public campsites, but exclusive camps, or campsites with shower and toilet facilities outside the parks, can also be booked and used. Beds are usually mattresses on the floor of a small tent.

Our Safari can afford to carry 6 people all guaranteed window seats when doing camping safari as we have no permanent campsite in the Park.

5 person in vehicle, maximum 6 persons all guaranteed window seats, a driver/guide and person cook is also in vehicle, Cook stays in the camp during the day when you go out on Safari.

Best times to visit for a Tanzania Safari are:

June to August: This is the tail-end of the long rainy season and the weather is at its best at this time of year — bearable during the day and cool in the evening.

However, this is not necessarily the best time of year for safaris, as water is plentiful in the parks and animals are not forced to congregate in a few locations to rehydrate, as they do in the middle of the dry season right after Christmas.

January to February: This is the best time to visit the Serengeti. It is usually at this time that huge herds of Wildebeest, Zebra and Buffalo migrate to better grazing areas.

At this period you could observe some of the 1.5 million Wildebeest that inhabit the Serengeti undertake their epic journey.

Be advised this is most likely the hottest time of year in Tanzania, when even the locals complain about the heat. You’ve been warned!

The operators we use normally carry all camping equipment’s together with customers.

Facilities in Safari Campsites:
Most campsites have Hot shower and flash toilet facilities i.e; Zion camp in Tarangire, Twiga Campsite in Lake Manyara, and Simba “A” Campsite in Ngorongoro Crater Rim.

Some other campsites have flash toilets and shower facilities (Cold water), such as Seronera Campsite.

Our camp staff (cook) can warm the water for you to have warm water for bathing in case the electricity or solar power is off.

A Tanzania Safari Sample Menu includes:

Breakfast: Coffee, tea, porridge, eggs, sausages, bacon, cereals, bread, butter, jam, honey, fruit juices.

Lunch: salads, smoked sailfish, beef, salami, ham, fruit, salad, pancake, Coffee, tea.

Dinner: soup, fish, meat, chicken, vegetables (green beans, broccoli, spinach, cabbage) pasta or rice, potatoes, fruits and dessert. Also, drinking water

Wildlife Viewing Experience:
This depends much on location of a campsite to be used. The same thing applies to lodges as some of campsites are better at some time of the year and not always all year around. In most cases we chose the ones that are better located and we also factor in a budget of a traveler.

Safety from Animals:
We receive this question a lot! While no one can guarantee another person’s safety, the camping safari are reasonably safe, and hardly you can hear campers being attacked by animals as most animals have been used to see people camping and they are used to it.

However, accidents (a camper being attacked with an animal, or so), do happen sometimes, but those cases are very rare. We have Park Rangers with guns in all Public campsite and private campsites.

Tanzanian Tax Authorities Postpone Proposed VAT Duties of Tanzanian Tourism Sector.

Dear Valued Partner,

In recent days there has been much ambiguity regarding the proposed introduction of Value Added Tax (VAT) for certain Tanzanian tourism products, including park fees, concession fees, transfer charges, game drives and activities.

Tanzania Safaris Zanzibar Travel Holidays.Org is pleased to announce that the proposed VAT implementation has now been postponed by the Tanzanian Government with further consultations now being planned with stakeholders sometime in November.

We will, of course, keep all of our Partners updated as to any and all developments regarding this matter as and when they occur.

We are therefore happy to clarify that there will be no increases to our rates during this current year.

We do hope that this announcement provides both comfort and reassurance to you during what has been a time of uncertainty.

MOUNT KILIMANJARO CLIMBING

MOUNT MERU CLIMBING

To be honest Tanzania Mountain Climbing Mount Kilimanjaro is not a cheap holiday!

Of course you try to save money where you can.

The temptation is big to go hunting for the cheapest Tanzania Mountain Climbing Kilimanjaro climb.

Tanzania Mountain Climbing

Tanzania Mountain Climbing

DON’T!

Do not start your search for a Tanzania Mountain Climbing Kilimanjaro climb by looking at the cost first.

If you do, you may end up paying the ultimate price, or someone else may have to pay it for you…

Tanzania Mountain Climbing Prices between operators do vary wildly depending on the quality/experience/expertise from $1000 to $4000 and above.

(There are some operators advertising cheap Tanzania Mountain Climbing Kilimanjaro climbs that cost below $1000.

Climb Umbwe Route Kilimanjaro Climbing

Tanzania Mountain Climbing

Don’t go there…

Actually, don’t go below $1500 including transfer, and accommodation. You’ll see why…)

Be sure to get a good company – watch out for Kili Cowboys, make sure prices include Park Fees and they use proper porter/guide ratios, operate under Kilimanjaro National Park regulations, with Company of long established and have a good reputation.

Tanzania Mountain Climbing Kilimanjaro porters are not usually employed permanently.

A porter on a budget Tanzania Mountain Climbing Kilimanjaro climb may not get paid at all by the company.

A responsible Tanzania Mountain Climbing climb operator will have tents and equipment not only for clients, but also for staff.

That costs money. Carrying that equipment up and down the mountain needs extra porters. That costs money.

Feeding the porters in a way that actually sustains them during the climb also costs money, both for the food itself and for carrying it up the mountain.

Every year several Tanzania Mountain Climbing Kilimanjaro porters die, but you won’t hear about it.

Tanzania Mountain Climbing

Tanzania Mountain Climbing

Make no mistake: very, very few Tanzania Mountain Climbing operators pay or treat their porters fairly. Some of the big, well known outfitters are amongst the worst. Don’t assume just because someone is mentioned in a big guidebook they must be doing the right thing.

More often than not they don’t.

Book a cheap Tanzania Mountain Climbing Kilimanjaro climb and you are fully supporting the shameless exploitation of the very people who make it possible for you to climb Kilimanjaro at all, the Kilimanjaro porters.

For more information on the plight of porters on Kilimanjaro, and for information on very worthwhile projects that are trying to improve the situation.

Few tourists are aware why the cost of Tanzania Mountain climbing Kilimanjaro is so high and where the budget operators cut corners to drop the prices.

For a six day Tanzania Mountain Climbing Kilimanjaro climb, booked in advance, that is the absolute minimum cost that you should budget for, and you will be sacrificing quality of experience at that level (e.g. you will be climbing on a more crowded or less scenic Kilimanjaro route).

Tanzania Mountain Climbing

Tanzania Mountain Climbing Kilimanjaro climbs that cost less are guaranteed to cut corners.

A Tanzania Mountain Climbing private climb with two people is very expensive, but a group of up to twelve people is bearable and affordable.

And last but not least, booking from overseas is more expensive than booking when you contact us direct.

You will have the piece of mind of knowing when your trek will depart, that it will indeed depart, and you have the time to do research and ensure you are with a responsible and reasonable Tanzania Mountain Climbing Tour Operator.
